Historic Georgian architecture, Convenient code entry for check-in, Availability of tea and coffee stations
The bathrooms need serious upgrades!!! Water pressure and cleanliness require attention, as inconsistent shared conditions can lead to discomfort. the location is not ideal for tourists, requiring a lengthy walk to central attractions!!!

The place had a lovely old Victorian charm and the staff were genuinely pleasant. We appreciated being able to check in early after our overnight journey, which was a real lifesaver. The room was spacious and comfortable, and breakfast had a nice variety, although a little more hot food would have been welcome. It's in a convenient spot with good bus access to the city, making it easy to explore.

We had an awesome time with friends. The location was perfect for exploring Princes Street and enjoying local events. We loved the clean rooms and friendly service. Breakfast was a solid start to our days! Highly recommend it if you’re looking for a cozy spot with easy access to the bus!
We overheard a staff member being told about unpaid wages, which made the atmosphere a bit uncomfortable. It's not a great look for the place when you hear stuff like that.

The location was brilliant for exploring central Edinburgh, and the breakfast service was lovely – the staff really made us feel at home. Plus, the cozy atmosphere made traveling with our baby much easier.
In my wife’s opinion, the room setup could use a bit more space for families with little ones.

Cozy stay with friendly vibes!
Had a nice 5 nights here. The staff were super helpful, always ready with tips about the area. The location was in a quiet spot, which was nice for sleeping. Breakfast was okay, but defo not as fancy as advertised. some noise from the street made it hard to relax sometimes.
